The Devon Longhouse currently comprises six en suite bedrooms on the first floor and two bedrooms on the ground floor as well as seven offices within the building that could be converted to provide up to 12 bedrooms in total. There is also a dining room, lounge, conservatory, commercial kitchen, plant rooms and offices on the ground floor. Located in the converted barn attached to the main building are shower rooms, an indoor swimming pool and dance hall / games room. In addition, there is a one bedroom, en suite annexe with a living room adjacent to the main building.
Externally, the property benefits from a yard and modern barns which have potential to be repurposed, subject to obtaining the necessary consents. The site extends to c.10.5 acres of gardens, paddock and pasture.
The property has most recently been utilised as holiday accommodation by Go Beyond, which offers rural retreats for children who are living difficult lives. The charity was founded in the South West and provides breaks for children from Devon, further afield at their Coastal Centre in Cornwall and now also operate a second retreat in Derbyshire. The Moorland Retreat no longer fits with the Charity’s strategic plans and is offered for sale as an opportunity to support the future ambitions of the Charity.
The breaks that Go Beyond offer encourage self-belief and inspire adventure, helping to make memories that last a lifetime. Over a 30-year history, the charity has welcomed nearly 18,000 children. Referrals are made by teachers, social workers and other professionals and the charity raises funds to ensure the breaks are always free of charge for the children.
The Moorland Retreat is situated on Dartmoor, in the quaint village of Brentor and is well located for exploring the local countryside with Dartmoor National Park on the doorstep. Approximately 11 million visitors are attracted to Dartmoor each year for its beauty as well as its range of outdoor activities, which include walking, cycling, kayaking and horse riding.
Harriet Fuller, Associate in the Hotel Capital Markets team at Savills Exeter, says: “This is a an extremely attractive opportunity to acquire a former Charity Hostel and offices set in a 10.5 acre estate compromising a large Devon Longhouse, one bedroom annexe, and a wide array of modern barns. There are significant development opportunities subject to planning permissions.”
